ALTA Surveys are often required in commercial rest estate transactions to ensure legal compliance with lender and title insurance requirements.
Topographic Surveys are detailed, three-dimensional maps of a property that identify the location, size, and height of both natural features and man-made structures, including coordinates. They also use contour lines to represent elevation changes, helping engineers and architects design projects, manage drainage, and avoid construction errors. Topographic Surveys are often required for site development, subdivision plans, roadway design, and flood prevention.
Subdivision Plats are detailed, scaled maps that divide a large tract of land into smaller, buildable lots, showing streets, easements, and property boundaries. They are approved by local authorities and recorded to establish new property descriptions for selling land, designing subdivisions, and planning utilities. Subdivision Plats are often required for dividing property, development planning, utility and easement layout, legal recording, and lot consolidation.

Easements are often required to establish rights to utilities (i.e. power lines), ingress/egress (i.e. shared driveways) or public right-of-way (i.e. sidewalks).
Construction Staking is the process of surveying and marking a construction site to translate design plans into physical ground markers. It uses total stations and GPS to place stakes indicating the precise location, elevation, and alignment for building foundations, roads, utilities, and grading. Construction Staking is often required during the site layout process.
Legal Descriptions are the creation of precise, written statements that define the exact boundaries of a property and are recognized by law. They use deeds, titles, and mortgages to ensure that there is no ambiguity about what land is being owned or transferred. Legal Descriptions are often required to subdivide land, adjust property lines, correct errors, and create easements.
UAV Surveys are a method of collecting high-resolution geospatial data using a drone equipped with specialized sensors like cameras or LiDAR. Unmanned Aerial Vehicles (UAV) fly a pre-programmed path to capture data from above, which is processed into detailed maps and three-dimensional models. UAV Surveys are advantageous for maximizing speed and safety while minimizing labor cost.
GPS Capability is a specialized set of satellite-based positioning technologies that allow surveyors to determine precise geographical coordinates (latitude, longitude, and elevation) with significant accuracy. It uses advanced techniques to eliminate any errors caused by atmospheric conditions and satellite timing. GPS Capability is advantageous because it maximizes speed and efficiency while not requiring a line-of-sight.
